Houses, villas and fincas

Villa renovation in Mallorca: the whole house with one team

In 2026, villa renovation in Mallorca costs between €900 and €1,500/m² for a full renovation of a house or villa, and between €1,800 and €2,800/m² for villas and fincas with structural changes, new installations and a pool, according to market ranges. For a 150 m² house, that is €135,000 to €225,000. The work takes 3 to 6 months, and up to 18 for a finca.

A house is not a big flat: as well as the interior there is the roof, the facade, the stone walls, the pool and the garden. We take care of all of it with one site manager, from a village house to a country finca or a 1970s villa, and before quoting, our architects check the planning rules to see what can be done on your plot.

  • Planning check on your plot before the quote
  • Pitched and flat roofs: waterproofing and insulation
  • Damp in marès walls, treated at the source
  • Removal of uralita (asbestos cement) under asbestos regulations
  • New installations with a heat pump and solar panels
  • Kitchen, bathrooms, floors and joinery
  • Pool, terraces, porches and garden
  • You pay by finished stages, and 10% at most when work starts

Prices 2026

What does a house or villa renovation in Mallorca cost?

Sources: Tecnic Project, complete renovation of houses and villas in Mallorca (2026), and Imperial Properties, renovation costs in Mallorca (05/06/2026). These are market ranges, not Greenox prices. The guides add the fees of the architect (6% to 12%) and the aparejador (technical architect, 3% to 6%) separately and advise setting aside 15% to 20% for contingencies in old houses; we carry out opening-up works before quoting to keep that reserve as small as possible. Our fixed price already includes the design and site supervision; fees and ICIO (4% at most, Real Decreto Legislativo 2/2004, art. 102.3) are paid separately. Updated: October 2026.

Step by step

How we renovate your house: first what can be done, then the price

Five steps with one site manager. If you don't live in Mallorca, you can follow every one of them by video call.

  1. We check your plot

Before the visit we look at the land classification and your municipality's planning rules. If you are buying, we look over the house with you before you sign.

  2. Technical visit and opening-up works

We inspect walls, roof, damp and installations, and open up where needed so the quote doesn't fall short.

  3. Design, licence and fixed price

Our architects draw up the design and we give you a fixed, itemised price, with a schedule, stage payments and what is not included, in writing.

  4. Building work you can follow remotely

One site manager coordinates all the trades. Every week you get photos and a summary, and we take the important decisions with you by video call.

  5. Handover and guarantee

We go round the house with you, hand over the documentation and the energy certificate, and you have a 5-year written guarantee.

What we guarantee

Why renovate your house or finca with Greenox

  • First, what you're allowed to do

We check the planning rules to see whether your house is on urban land or suelo rústico and what work is allowed, before you spend money on a design.

  • Respect for the old house

In marès walls we find out where the damp comes from and use lime mortars that let the stone breathe, instead of covering it up.

  • One team for the house and the outside

Interior, roof, facade, pool and garden with one site manager and one quote.

  • Less heat, lower bills and no power cuts

We insulate the roof, fit a heat pump for the house and the pool, and solar panels with a battery so a power cut doesn't leave you in the dark.

  • Your project, wherever you are

Video calls, photos every week and key holding during the work, in Spanish, German or English. You pay nothing before you sign, 10% at most when work starts and the rest by finished stages that you check with us.

  • A schedule that fits the season

We plan the noisy phases around each municipality's summer rules, from Palma to Calvià or Andratx.

Good to know

Before renovating or buying: what can be done on your plot

In Mallorca, what you can do to a house depends above all on the land it stands on: urban or rústico and, within rústico, ordinary or protected. We check this before you spend money on a design.

Suelo rústico: renovating yes, extending depends

On suelo rústico, a home is only allowed where your municipality's planning rules don't prohibit it, and on protected land the conditions are stricter. A new home on ordinary rústico land needs a plot of at least 14,000 m².

Parts built without a licence

If the breach is already time-barred, in Mallorca they can be legalised through an extraordinary procedure until February 2028, with a design, wastewater treatment and a payment of 10% to 15% of the construction cost depending on the year. After that, the property cannot be let to tourists.

Licence timescales

Think months, not weeks: in Palma, a licence through the standard procedure was taking 9 to 12 months in early 2026. Before you sign, we give you an estimate for your municipality.

Building work in summer

In Palma, from 1 May to 30 October, noisy work in areas with heavy tourist traffic is only allowed from 11am to 7pm. In Calvià, from 1 May to 31 October, from 10.30am to 1pm, Monday to Friday. In Andratx, jackhammers and demolition hammers cannot be used in July and August.

Questions and answers

Frequently asked questions about house and villa renovation in Mallorca

Can't find your question? Message us on WhatsApp and we will answer in Spanish, German or English.

How much does it cost to renovate a 150 or 200 m² villa or house in Mallorca?
Using the 2026 market ranges, a full renovation of a house or villa costs between €900 and €1,500/m²: €135,000 to €225,000 for 150 m² and €180,000 to €300,000 for 200 m². With structural changes, new installations and a pool, between €1,800 and €2,800/m²: €270,000 to €420,000 for 150 m². Our fixed price includes the design, site supervision and handling the licence application; the fees and ICIO (local construction tax, 4% at most) are paid separately to the council.
How long does a full house renovation take, including the licence?
The work takes 3 to 6 months for a house or villa and 6 to 18 months for a villa or finca with structural changes. The design and the licence come first: in Palma, the standard procedure was taking 9 to 12 months in early 2026, and a little longer on suelo rústico. So in Palma, the licence and the building work add up to 12 to 18 months for a house, not counting the time to draw up the design. The completion date goes into your contract.
Can you renovate or extend a house on suelo rústico?
Renovating a legally built house on suelo rústico is usually possible with a licence. Whether you can extend it depends on the category of land and your municipality's planning rules, and on protected suelo rústico the conditions are stricter. If parts of the house have no licence, they have to be regularised first: in Mallorca there is an extraordinary legalisation procedure until February 2028. Before pricing an extension, we check what your plot allows.
How do you get rid of damp in a village house with marès walls?
First you need to know where it comes from: in marès walls, water usually rises from the ground by capillary action, but it can also get in through the roof or through cracks. The fix is to stop the water at the base of the wall and let the stone breathe, with lime mortars instead of cement or plastic paints. Covering it with a dry-lined inner wall only hides the problem, and the damp comes back.
My roof or porch is made of uralita: what do I need to do?
Old uralita contains asbestos and there are rules for removing it: under Real Decreto 396/2006, it can only be done by a company listed in the Register of Companies at Risk from Asbestos (RERA), with an approved work plan, and the waste goes to an authorised waste manager. Don't break it or pressure-wash it. We include the removal and the new, already insulated roof in the quote.
I'm buying a house or finca to renovate: what should I check before signing?
Three things: what the land allows (urban or rústico, protected or not), whether everything built has a licence and a habitability document, and the real condition of the roof, walls, damp and installations. Also ask for the nota simple (land registry extract) and compare the floor area with the one in the Catastro (land register). If you like, we look over the house with you before you sign and give you a first estimate for the renovation.
Can I have the renovation done without living in Mallorca?
Yes. If you can't come over, we hold the first meeting by video call, keep the keys during the work and send you photos and a report every week, in Spanish, German or English. You take the important decisions, such as finishes or changes, by video call or on a visit, and you check each stage before paying for it.
Is it worth insulating the roof and fitting a heat pump and solar panels during the renovation?
In a house, yes: while the work is under way, insulating the roof costs less than doing it later. A heat pump provides heating, cooling and hot water and can heat the pool; for private individuals resident in the Balearic Islands, the Factor de Insularidad (a Balearic government scheme) covers 70% of the eligible cost, up to €25,000 per installation, with applications until 28/02/2027. Solar panels with a battery cut your bill and keep you covered during power cuts; on the same residence condition, the battery qualifies for a 45% grant, and the panels are not subsidised for private individuals.
