Energy certificate

Energy certificate in Mallorca: what is included

An energy certificate in Mallorca costs €120 with Greenox for a flat up to 100 m², €160 for a larger flat or a house up to 200 m² and from €220 for a larger house or finca, including IVA, the assessor's visit, the registration fee and the label. We visit within 5 working days, or within 2 with the urgent service, and explain your rating.

The energy certificate, officially the certificado de eficiencia energética (the Spanish equivalent of an EPC), is required to sell or rent out a home and to advertise it. Our assessor visits your home, calculates the rating, registers the certificate with the Govern and explains how to improve it.

  • Assessor's visit to your home, required by law
  • Rating calculated with officially recognised software
  • Registration with the Govern balear, fee included
  • Energy label ready for your listing
  • Improvements that raise your rating, with their approximate cost
  • If you are not on the island, we collect the keys
  • Certificate before and after for the IRPF (Spanish income tax) deduction
  • Service in Spanish, German or English

Step by step

Your energy certificate in four steps

Tell us what you need it for and by when, and we give you a date. If your notary date is close, choose the urgent service.

Request your energy certificate
  1. Ask for a date and price

You tell us the type of property, floor area, municipality and what you need it for. We give you the fixed price and the day of the visit.

  2. Assessor's visit

Our assessor measures the property, checks the windows, insulation and installations and takes photos. If you leave us the keys, you don't need to be there.

  3. Calculation and registration

We calculate the rating with officially recognised software and register the certificate with the Govern balear.

  4. Delivery and explanation

You receive the registered certificate and the label 7 working days after the visit, and we explain your rating. If we have made a mistake, we correct it free of charge.

Good to know

When you need an energy certificate and what the law says

Real Decreto 390/2021, the Spanish decree on energy certification, requires it when you sell or rent out, and the label has to appear in the listing. This is what we are asked most often.

Selling, renting and advertising

It is required to sell or to rent to a new tenant, and the label must appear in every offer or listing. Advertising without the rating carries a fine of €300 to €600; selling or renting without handing over the certificate, €601 to €1,000.

Holiday lets: minimum rating

To market a holiday let in the Balearics, you first need a certificate rated at least F if the building dates from before 31/12/2007, or D if it is later, unless heritage protection rules prevent it. In Mallorca, a single-family house registered as a holiday let needs more: a C if the building already existed on 31/12/2007 or a B if it is later, under the island plan (PIAT, art. 41.2), except traditional buildings from before 1956.

Compulsory visit and validity

The assessor must visit the property no more than three months before issuing the certificate: one issued without a visit does not comply with the law. It is valid for ten years, or five if the rating is G, and is only legally valid once registered.

2030: selling with an F or G is not banned

The EU does not set a minimum rating for selling or renting out your home: the European Commission denied this in October 2025. The directive asks each country to cut the average energy use of homes by 16% by 2030.

Questions and answers

Frequently asked questions about energy certificates in Mallorca

Can't find your question? Message us on WhatsApp and we will answer in Spanish, German or English.

Do I need an energy certificate to sell or rent out a property in Spain?
Yes. From the moment you put the property up for sale or rent, you need it: the label with the rating has to appear in the listing and the certificate is handed to the buyer or tenant. Advertising without the rating carries a fine of €300 to €600, and selling or renting without handing it over, €601 to €1,000. For a holiday let in the Balearics, a minimum rating is also required.
How much does an energy certificate cost in Mallorca?
With Greenox, €120 for a flat up to 100 m², €160 for a larger flat or a house up to 200 m² and from €220 for a larger house or finca, including IVA (Spanish VAT), the visit, the registration fee and the label. It includes an explanation of your rating and the improvements that raise it most, with their approximate cost. Be wary of very low prices without a visit: they do not comply with the law.
How long does an energy certificate take?
With us, we visit within 5 working days and deliver the registered certificate 7 working days after the visit. If you have a notary date or a date for signing the tenancy, choose the urgent service: a visit within 2 working days and delivery 2 working days later, for €50 extra, including IVA. Tell us the date when you order and we confirm the delivery day.
Can an energy certificate be done online, without a visit?
Not legally. Real Decreto 390/2021, the Spanish decree on energy certification, requires the assessor to visit the property no more than three months before issuing the certificate, to collect data and carry out checks. A certificate based only on photos or plans may not reflect your property and exposes you to penalties. If you are not on the island, we collect the keys and do the visit without you.
How long is an energy certificate valid?
Ten years from issue, unless the rating is G: then it is valid for five. To be legally valid it must be registered with the Govern (the Balearic government). If you renovate and the property's efficiency improves, it is worth getting a new one: for the IRPF (Spanish income tax) deduction, the certificate issued afterwards is compulsory.
What do the letters mean, and how can I improve the rating?
The scale runs from A, the most efficient, to G, and is calculated from non-renewable primary energy use and CO₂ emissions. What usually raises the rating most: a heat pump instead of heating oil or an electric water heater, solar panels, and windows and insulation as part of a full renovation. In the report we tell you which improvement pays off most in your case.
Do I need an energy certificate for the IRPF deduction?
Yes, two: one before the work starts and one afterwards. The 20% or 40% deduction for improving the efficiency of your main residence or of a property you let out as a home, which only applies if you pay tax in Spain as a resident, compares the two, and the second must be issued before 1 January 2027. That is why it makes sense to order the first one before you start. All the requirements are under grants in the Balearic Islands.
Can I order an energy certificate if I'm not in Mallorca?
Yes. You order it by phone, WhatsApp or email, leave us the keys or have someone you trust let us in, and we do the visit without you. We email you the registered certificate and the label and explain the result on a video call, in Spanish, German or English.
