Builders in Mallorca: what we build

In 2026, building a standard-quality detached house with builders in Mallorca costs between €1,800 and €2,500/m², and a high-end villa between €3,000 and €4,500/m², according to published market guides. On top of that come the land, the design, the licence, ICIO (local construction tax), utility connections and IVA (Spanish VAT). The work takes 6 to 18 months from the licence.

We build your new house, extend the one you already have or carry out renovations with structural changes. If you already have a design, we price it item by item; if you only have the land or the idea, our architects work out what can be built and draw up the design.

  • New detached houses, turnkey
  • Extensions: an extra storey, a porch or an enclosed terrace
  • Renovations with structural changes
  • Structure, marès sandstone or block walls, and roof
  • Installations with a heat pump, solar panels and a battery
  • Pool, walls and outdoor areas of the plot
  • Itemised quote based on your design or ours
  • 10% at most when work starts, the rest against certified progress

Step by step

Two ways to start, one process

If you have a design, we start with the quote. If you have land or a house to extend, we start by looking at what can be built.

I have plans and want a quote
  1. Your design or your land

If you have a design, you send it to us and we send back an itemised quote. If you have land or a house, we visit it with our architect.

  2. Fixed price and schedule

A fixed-price, itemised contract with a schedule, a completion date with a penalty for delay and what is not included, in writing.

  3. Licence

We submit the design to the council and, on suelo rústico (rural land), we also follow the report from the Consell de Mallorca (island council). While you wait, you pay nothing towards the work.

  4. Building work, paid as certified

When work starts you pay 10% at most. After that, every month we measure what has been built with your site supervisor and invoice only that. Photos and a summary every week.

  5. Handover and guarantees

We go round the house with you and hand over the documents for the licencia de primera ocupación (first occupancy licence) and the guarantees in writing.

What we guarantee

Against the best-known horror stories: how we work

In Mallorca, cases have reached court of builders who took money up front and left the job at the excavation stage. That is why, with us, you pay 10% at most when work starts, and the rest only for work that is done and checked.

  • You pay as the work progresses

Nothing before you sign and 10% at most when work starts. You pay the rest by monthly certificates for completed work, checked by your own technical supervisor.

  • For architects and project managers

We return the quote with the items and quantities of your project, so you can compare it line by line. We work with your dirección facultativa (site supervision team) and accept a retention on each valuation.

  • A fixed price that really is fixed

With a fixed-price contract based on your design, by law we cannot raise the price because materials or labour go up (Código Civil, the Spanish Civil Code, art. 1593). It only changes if you ask for changes.

  • Completion date with a penalty

The date goes into the contract, with a penalty for every day of delay that is our responsibility.

  • One site manager, photos every week

One person coordinates all the trades and updates you every week, by video call too if you don't live in Mallorca.

  • A house that uses little energy

Insulation, a heat pump and solar panels with a battery, designed in from the start, not bolted on at the end.

Good to know

Before building in Mallorca: costs, timescales and guarantees

What it pays to know before asking for a quote: what comes on top of the price per square metre, how long it really takes and what guarantees the law gives you.

Cost per square metre

The 2026 guides put a standard-quality home at €1,800 to €2,500/m² and a high-end villa at €3,000 to €4,500/m². On top of that come the land, professional fees, the licence, ICIO (4% at most), utility connections and IVA.

Real timescales

In Palma, a licence through the standard procedure was taking 9 to 12 months in early 2026. On suelo rústico, a new home also needs a binding report from the Consell de Mallorca, with a 3-month deadline. The building work: 6 to 18 months.

Building on suelo rústico

A new home on ordinary rústico land needs a plot of at least 14,000 m², and only where the planning rules do not prohibit residential use. In addition, the Govern (Balearic government) is taking an agricultural bill through the Parlament that would require new houses of more than 100 m² to be tied to a farming activity for 15 years.

Guarantees by law

The builder is liable for one year for finishing defects, and the parties involved in the build for three years for the installations and habitability and ten years for the structure. Ten-year structural insurance (seguro decenal) is compulsory for homes, unless you are building a single house for your own use; if you want it, we include it in the quote.

Questions and answers

Frequently asked questions for builders in Mallorca

Can't find your question? Message us on WhatsApp and we will answer in Spanish, German or English.

How much does it cost to build a house in Mallorca per square metre?
According to the 2026 market guides, €1,800 to €2,500/m² for a standard-quality home and €3,000 to €4,500/m² for a high-end villa (Bconnected Mallorca); other guides give €1,500 to €3,500/m² in net construction costs. A standard 150 m² house therefore comes to between €270,000 and €375,000, excluding land and taxes. We work out your fixed price item by item from the design.
How long does it take to build a house, including the licence?
Allow for two phases. The licence: in Palma, the standard procedure was taking 9 to 12 months in early 2026, and on suelo rústico the Consell's report is added. The building work: 6 to 18 months depending on size, the plot and the construction method. From looking for land to handover usually takes 12 to 36 months. The completion date goes into your contract.
What does the builder's quote include, and what is extra?
Our quote includes all the construction work, item by item: earthworks, structure, external walls, roof, installations, finishes and any outdoor work you ask for, with a list of what is not included. Usually extra are the design and site supervision if your architect does them, the licence and ICIO (4% at most), utility connections and IVA, which is 10% for building a home contracted directly with the builder.
How is the work paid for? Do you have to pay money up front?
10% at most when work starts, and nothing before you sign. After that, every month your aparejador (technical architect) or site supervisor checks the completed work with us (the certificación) and you pay only for that. Be wary of anyone who asks for 20% or 30% to start: in a case tried in Palma in 2026, a couple from Esporles paid 20% up front and, according to the prosecution, the work never got beyond the excavation (OKDiario, 19/05/2026).
Is the price fixed, or can it go up because of materials?
If you sign a fixed-price contract based on a design, the builder cannot ask you for more even if materials or wages go up: that is what article 1593 of the Código Civil says. The price only changes if you authorise changes to the design. In our contract, every change is priced in writing and you sign it before we carry it out.
Can I extend my house: add a storey, or enclose the terrace or porch?
It depends on how much buildable floor area you have left under your municipality's planning rules. Enclosing a terrace or porch counts as an extension and needs a licence; in a block of flats you also need the votes of three fifths of all the owners, who must also hold three fifths of the ownership shares (Ley de Propiedad Horizontal, the Spanish law on communities of owners, art. 17.4). On suelo rústico, what you can extend depends on the category of land. We check the planning rules before quoting.
I have a plot in Mallorca: how do I know whether I can build and what house will fit?
The first things are the land classification and the planning sheet (ficha urbanística) from the municipal plan: buildable area, plot coverage, height and setbacks. On urban land, that defines the house that will fit. On ordinary suelo rústico, the plot must be at least 14,000 m² and the Consell de Mallorca issues a binding report before the licence. Our architect looks into it before you commission the design.
What guarantees do I have once the work is finished?
Those given by law and those in the contract. Under the Ley de Ordenación de la Edificación (art. 17), the builder is liable for one year for finishing defects, and the parties involved in the build for three years for the installations and habitability and ten years for the structure. Ten-year structural insurance is compulsory for homes, unless you are building a single house for your own use; we still recommend it and, if you ask, we include it in the quote. On top of that, we give you our 5-year written guarantee.
