Hotel renovation in Mallorca: building work, installations and energy
A hotel renovation in Mallorca is decided in summer, designed in autumn and carried out during the winter closure; if it needs a licence, which in Palma was taking 9 to 12 months in early 2026, the design starts a year earlier. In 2026, many hotels reopened at the end of March, while those undergoing full renovations planned to reopen between 22 May and 1 June. If your hotel stays open in winter, like eight out of ten in Palma, we work in phases.
We renovate rooms, bathrooms, common areas, kitchens and façades, and we renew the installations that weigh most on your profit and loss account: hot water, HVAC and electrics. A site manager coordinates our whole team, and a building services engineer speaks the same language as your head of maintenance.
- Rooms and bathrooms in blocks, with a floor-by-floor schedule
- Common areas, reception, restaurant and kitchen
- Façade, roof and windows with thermal and acoustic insulation
- Replacing oil boilers with heat pumps
- HVAC with zone control and heat recovery
- Solar panels and batteries on the roof and car park
- Energy data for your plan de circularidad (circular economy plan)
- Grant applications, such as the Factor de Insularidad
Step by step
Timeline of a hotel renovation in Mallorca
We count back from your reopening date. Here is an example for reopening at the end of May 2027 with bathrooms and finishes in blocks of rooms, under a comunicación previa (prior notice to the council): decision in November, work from December to April and handover in mid-May. If the renovation needs a licence, we apply for it this winter and build during the following closure: in Palma, the standard procedure was taking 9 to 12 months in early 2026.
Book a technical visitSummer: decision and technical visit
We visit the hotel with your head of maintenance, check the installations and consumption, agree the scope and quote, and confirm the team reserved for you.
Autumn: design, permits and grants
Project, comunicación previa and grant applications. If a licence is needed (legal deadline 3 months, 9 to 12 in practice in Palma), we apply a year ahead.
Winter: works while the hotel is closed
We carry out the work during the closure, with the site manager at the hotel and a weekly report for owners and management.
Spring: testing and handover
We test the installations, clean and hand over with time to spare before the reopening, with all the technical documentation.
Season: aftercare
A 5-year written guarantee and the same contact if something fails in the middle of the season.
What we guarantee
Works that suit the owners, management and maintenance
In a hotel, more than one person decides. Each one gets in writing what they need to make the decision.
Owners: price and deadline
A fixed, itemised quote, works schedule and reopening date in the contract, with a penalty if we run late.
Management: undisturbed guests
If the hotel stays open, we work in blocks of rooms and keep the noisy phases to the hours set by each municipality.
Maintenance: one engineer
One technical contact for boilers, HVAC, hot water and electrical panels, with drawings and data sheets for every unit at the end.
Energy, built into the quote
Water, electricity and gas account for 15 to 20% of a hotel's operating costs. We work out how much each measure saves before you decide.
Grants handled for you
We prepare and submit the applications, such as the Factor de Insularidad, a Balearic government scheme awarded first come, first served. All the calls for applications are under grants and subsidies in the Balearics.
Photos and a report every week
Owners and management can see how the work is progressing, even when they are off the island.
Good to know
Energy obligations and grants for hotels in the Balearics
These rules and grants shape what makes sense in your next renovation. Here they are in brief, with their sources.
Oil boilers: deadline 1 May 2030
Hotels, tourist apartments and agroturismos (rural hotels) must replace heating installations running on heating oil or fuel oil, including existing ones, with less polluting ones, unless this is shown to be technically impossible. If the hotel was built or had its heating replaced between 2019 and 2021, the deadline is 1 May 2031. Failing to do so is a very serious offence, with a fine of €100,000.
Plan de circularidad
Every hotel, tourist apartment complex or agroturismo needs a plan covering up to five years, with an annual assessment. For energy, it measures the carbon footprint per overnight stay, the energy rating, renewable capacity and storage.
Factor de Insularidad 2026‑2027
For businesses under the de minimis rules (no more than €300,000 of aid in three years): 70% for solar panels (up to 500 kWp) and heat pumps and 45% for batteries, for work from 1/1/2026. Without de minimis, 40 to 60% for solar panels and heat pumps and 30 to 40% for batteries, depending on company size, and only work started after the application counts. Applications until 28/02/2027, first come, first served.
ITS grants 2026: now closed
The sustainable tourism tax call for energy efficiency (€3 million, projects of €10,000 to €300,000 excluding IVA) accepted applications until 30/09/2026. Solar panels were excluded, only work started after applying counted, and it could not be combined with other grants for the same measure. If a new call opens, we prepare your application.
