Facades and insulation

Facade renovation in Mallorca for communities of owners

Facade renovation in Mallorca costs between €25 and €50/m² in 2026 if painting is enough, between €80 and €120/m² with external wall insulation (SATE) and between €150 and €300/m² if the structure needs repairing, according to prices published in Palma. For 500 m² of facade with SATE, that is €40,000 to €60,000, shared among the owners.

We work for the president of the comunidad de propietarios (community of owners) and the administrador de fincas (property manager): we inspect the facade, prepare an itemised quote the junta can compare, and take care of the licence, the scaffolding, the work and the grants. If you own a house, we also do facades of houses and villas.

  • Repairs to cracks, cornices, balconies and slab edges
  • External wall insulation (SATE) or a ventilated facade
  • Damp treatment before painting or insulating
  • Windows and frames that keep the heat out
  • Roof and roof terrace in the same project
  • Work after an unfavourable IEE, final report for the Ajuntament (council)
  • Energy certificate for the building before and after
  • Quote and grant study for the junta

Step by step

From the inspection to the junta and on to the work

Five steps, with a site manager who keeps the president and the property manager informed.

Book a free inspection
  1. Free inspection

We inspect the facade and, if you already have the IEE, its findings. We tell you which work is compulsory and which is an improvement.

  2. Quote and grants for the junta

Itemised quote, derrama (special levy) per flat, calculated savings and the grants you can apply for, in one document for the meeting notice.

  3. The junta's decision

If it helps, we present it at the junta and answer the owners' questions.

  4. Licence and scaffolding

In Palma, repairs or painting with scaffolding go through a comunicación previa, and work can start after 15 days. If the insulation needs a full design, we apply for the licence.

  5. Work, documentation and guarantee

Work with weekly updates, then an energy certificate, a favourable IEE final report for the Ajuntament and a 5-year guarantee in writing.

What we guarantee

What the junta needs to decide

The president, the property manager and every owner want to know the same things: what is compulsory, how much each person pays and whether the insulation is worth it.

  • A quote you can compare

Items with measurements in m² and unit prices, so the property manager can put it side by side with other quotes. The community pays nothing before signing, 10% at most when work starts and the rest by finished stages that you check with us.

  • The levy, worked out per flat

We give you the split by share of ownership (cuota de participación) and a payment schedule. If the community takes out a loan, we prepare the project documents for the bank.

  • Insulation without condensation

Before insulating, we calculate the condensation risk and check how the flats are ventilated, so the damp doesn't end up indoors.

  • Savings proven in writing

We produce the building's energy certificate before and after: that is what the 60% IRPF (Spanish income tax) deduction requires.

  • Safe scaffolding, up only as long as needed

A schedule by facade and floor, netted scaffolding, access locked outside working hours and public liability insurance for the whole project.

  • One point of contact for the community

One site manager updates the president and the property manager every week and looks after the residents during the work.

Good to know

IEE, levy and grants: what the rules say

In Palma, every building aged 50 or more must undergo the Informe de Evaluación del Edificio (IEE, building inspection report) and repeat it every 10 years: in 2026 it is the turn of buildings completed in 1976 and, for the second time, those from 1966. In 2024 only 1 in 5 of the buildings required to submit it did so.

Unfavourable IEE

The work the report calls for is compulsory. You have six months at most to apply for the licence or file the comunicación previa; if this is not shown, the Ajuntament can impose coercive fines of €1,000, €2,000 and €3,000.

Who decides and how it is paid

Compulsory maintenance work doesn't need a vote: the junta only decides how the levy is split and when it is paid. Energy improvements are approved by simple majority if the annual charge, after grants and the loan, does not exceed twelve monthly community fees, and they are then binding on everyone.

Owners who don't pay

The flat itself is liable for the levy, and the community can claim the debt through a special summary payment procedure, with a precautionary seizure if the debtor objects.

Grants in October 2026

The Next Generation grants for building refurbishment are closed in the Balearics. The 60% IRPF deduction remains for each owner who pays tax in Spain as a resident, for work until 31/12/2027 that cuts non-renewable primary energy consumption by at least 30% or brings the building up to an A or B rating (maximum base €5,000 a year and €15,000 in total).

Questions and answers

Frequently asked questions about facade renovation in Mallorca

Can't find your question? Message us on WhatsApp and we will answer in Spanish, German or English.

How much does it cost to renovate a building's facade? What does SATE cost per m²?
According to the prices published for Palma in 2026, painting the facade costs €25 to €50/m², external wall insulation (SATE) €80 to €120/m², a ventilated facade €130 to €180/m² and structural repairs €150 to €300/m² (Vistifet). Example: 500 m² of facade with SATE costs €40,000 to €60,000; in a building with 12 flats, that is €3,300 to €5,000 per flat on average, before grants.
Our IEE came back unfavourable: are we obliged to repair the facade, and by when?
Yes. In Palma, the work an unfavourable IEE calls for is compulsory even if the Ajuntament has not asked you to do it. You have six months at most to apply for the licence or file the comunicación previa, and when the work is finished you must submit the favourable final report. If there is imminent danger, safety measures come first. If you don't comply, the Ajuntament gives a final three-month deadline and can impose fines of €1,000, €2,000 and €3,000.
What grants are there in the Balearics for renovating and insulating the facade?
In October 2026, the Next Generation grants for buildings are closed in the Balearics: if someone offers them to you, be wary. The 60% IRPF deduction remains for each owner who pays tax in Spain as a resident, for work until 31/12/2027 that cuts the building's non-renewable primary energy consumption by at least 30% or brings it up to an A or B rating. Some councils launch their own grants for facades with short deadlines; we check them for you.
How is the facade levy split, and can it be paid in instalments?
It is split according to each flat's share of ownership, unless your statutes say otherwise, and the junta decides the instalments. The community can take out a loan for the work: for energy improvements, a simple majority is enough when the annual charge, after grants and financing, does not exceed twelve monthly community fees (Ley de Propiedad Horizontal, art. 17.2). In addition, each owner who pays tax in Spain as a resident can deduct 60% of what they pay in IRPF, if the work meets the requirements.
SATE or a ventilated facade? What problems can SATE cause?
SATE is cheaper; a ventilated facade costs more but leaves an air gap behind the cladding. Problems with SATE usually come from how it is installed: cracks from badly detailed joints, or condensation if the building becomes more airtight and the flats are not ventilated. That is why, before insulating, we check for condensation as required by the Código Técnico, DB HE 1 (Spanish building regulations) and review the ventilation.
How long does the work take, and how long will the scaffolding be up?
SATE usually takes 2 to 4 months and a renovation with structural repairs 4 to 8 months, not counting the licence, according to the timescales published in Palma in 2026. We put up the scaffolding facade by facade and take it down as soon as each one is finished. In Palma's tourist areas, from 1 May to 30 October, the noisy phases can only be done from 11am to 7pm.
If a piece of facade falls off, who is liable and does insurance cover it?
The community is liable: the facade is a common element and maintaining it is the duty of all the owners (Ley de Propiedad Horizontal, art. 10). If there is danger, the first step is to make the area safe and tell the property manager, who will notify the community's insurer; what is covered depends on the policy, so check the exclusions for lack of maintenance. We can put up emergency safety measures and assess the repair.
How much will our electricity and air conditioning bills drop if we insulate the facade?
It depends on the building, its orientation and the windows, so we don't give a percentage without calculating it. We produce the building's energy certificate before the work and a simulation of the proposed solution: that way you know how much consumption would fall and whether you reach the 30% required for the 60% IRPF deduction. After the work, a second certificate puts it in writing.
