Flat renovation in Mallorca: what we do in your flat

In 2026, flat renovation in Mallorca costs €650 to €1,200/m² according to market ranges: €52,000 to €96,000 for 80 m², and the work takes 2 to 5 months. Without touching the structure and redistributing less than 60% of the floor area, a comunicación previa (prior notice) is enough and you can start after 15 days. Otherwise you need a licence: 9 to 12 months in Palma in early 2026.

We renovate the whole flat or just parts of it: installations, layout, kitchen, bathrooms, floors, windows and air conditioning. Before quoting, we check what you can't see, so the price doesn't change once the walls are opened up. And if you haven't bought yet, we view the flat with you and give you an estimate before you sign.

  • New earthed wiring with an electrical certificate (boletín)
  • New plumbing up to the soil stack, with no lead pipes
  • New layout, kitchen and bathrooms
  • Floors, doors and windows that keep out the heat
  • Air conditioning or a heat pump sized for your flat
  • Comunicación previa (prior notice) or licence: we prepare and file it
  • Entrance, stairs and lift protected during the work
  • Final clean, energy certificate and first-occupation licence

The lower end is a flat in good condition with basic finishes; the upper end is new installations and a new layout with mid-range finishes.

Step by step

How we renovate your flat, step by step

Five steps and one site manager, from the first visit to handing over the keys.

Book your free site visit
  1. Visit, even before you buy

We look round the flat with you, even if it isn't yours yet. We check the fuse box, the soil stack, any damp and the condition of floors and windows.

  2. Fixed price, item by item

Every item with brand and model. Things that often turn up once walls are opened, such as a section of soil stack or a damp patch, are priced in case they do.

  3. Licence or comunicación previa

Before you sign, we tell you which route applies and how long it takes. We prepare the plans and submit them to the council.

  4. Notice to the community, then the work

We notify the community president before starting, as the law requires, protect the shared areas and work within the permitted hours. Photos of the work every week.

  5. Handover, boletín and guarantee

We go through every detail with you and hand over the electrical certificate (boletín), the energy certificate and the 5-year guarantee in writing.

What we guarantee

Why renovate your flat with Greenox

What worries people most when renovating a flat is what turns up once the walls are opened, and getting on with the neighbours. So that is where we start.

  • No surprises behind the walls

In a flat from the 1960s or 70s we check first and put a price on it: wiring with no earth, old soil stacks or damp under the shower.

  • Keeping your neighbours on side

We protect the entrance, stairs and lift, clean up every day and keep to Palma's building hours: working days, 9am to 8pm.

  • Completion date in the contract

A week-by-week schedule and a signed completion date. If your renovation only needs a comunicación previa, work can start 15 days after it is filed; if it needs a licence, you pay nothing towards the work while you wait.

  • A cooler flat in summer

Windows that keep the heat out, insulation wherever possible, and air conditioning or a heat pump sized for each room.

  • You pay as the work progresses

Nothing before you sign, 10% at most when work starts, and the rest by finished stages that you check yourself.

  • Even if you don't live in Mallorca

A video call instead of a visit, and photos every week, in Spanish, German or English.

Questions and answers

Frequently asked questions about flat renovation in Mallorca

Can't find your question? Message us on WhatsApp and we will answer in Spanish, German or English.

How much does it cost to renovate a 70, 80, 90 or 100 m² flat in Palma?
Using the 2026 market range of €650 to €1,200/m², a 70 m² flat comes to between €45,500 and €84,000, an 80 m² flat between €52,000 and €96,000, a 90 m² flat between €58,500 and €108,000 and a 100 m² flat between €65,000 and €120,000. The lower end is a flat in good condition with basic finishes; the upper end is new installations and a new layout with mid-range finishes. You get your fixed price after the visit.
How long does a full flat renovation take?
The work takes 2 to 3 months in a small flat and 3 to 5 months in a medium-sized one; a large flat or a penthouse can take more than 6 months. The design and the licence come first, and in Palma the licence is what takes longest (see the next question). The completion date goes into your contract and runs from the day we receive the licence.
Do I need a licence to renovate my flat in Palma, or is a comunicación previa enough?
For a full renovation you need a licencia urbanística (building licence): the comunicación previa form of the Ajuntament de Palma (Palma city council) excludes it, as it does work on listed buildings. If you only renovate part of the flat, without touching the structure and redistributing less than 60% of the usable floor area, a comunicación previa is enough and you can start after 15 days. The legal deadline for the licence is 3 months, but the standard procedure was taking 9 to 12 months in early 2026 (Ara Balears, 01/10/2026). We tell you which route applies before you sign.
Do I need permission from the community of owners to renovate my flat?
Not for work inside your flat: the Ley de Propiedad Horizontal (the Spanish law governing communities of owners, art. 7.1) lets you alter it as long as you don't affect the structure, the facade or another owner's rights, but you must notify whoever represents the community beforehand. To enclose a terrace or touch common elements, such as the facade or load-bearing walls, you do need the agreement of the junta (owners' meeting). We prepare the notice and the paperwork.
What hours can building work be done in a flat in Palma?
Noisy work is only allowed on working days, from 9am to 8pm. In areas with heavy tourist traffic, from 1 May to 30 October, the hours are cut to 11am to 7pm (municipal noise ordinance, art. 26.4). We plan the noisy phases, such as demolition or cutting chases for pipes and cables, within those hours, and if your community has its own rules for the lift or shared areas, we follow those too.
Do you have to replace all the wiring and plumbing in an old flat?
In a full renovation it is almost always worth it: flats from the 1960s and 70s often have installations with no earth, cables that are too thin and lead or iron pipes. We put in new wiring, and our team of electricians in Palma gives you the installation certificate (the boletín), which you need to sign an electricity contract or increase the contracted power. We replace the plumbing up to the soil stack.
If broken soil stacks or damp turn up once the walls are opened, who pays?
It depends on the section. The main soil stack is a common element (Código Civil, the Spanish Civil Code, art. 396): if it was already broken, the community of owners pays for the repair. The section running from your bathroom or kitchen to the stack is yours, and if building work damages the stack, whoever is doing the work pays. That is why we check it before starting, photograph it and put a price in the quote for the part that falls to you.
Can I add a heat pump and new windows during the renovation and apply for grants?
Yes, and it is the best moment to do it. For private individuals resident in the Balearic Islands, the Factor de Insularidad (a Balearic government scheme) covers 70% of the eligible cost of a heat pump (not air-to-air), up to €25,000 per installation, with applications until 28/02/2027. If you pay tax in Spain as a resident and the work cuts the heating and cooling demand of your main residence by at least 7%, you can deduct 20% in IRPF (Spanish income tax), and 40% if non-renewable primary energy consumption falls by 30%, for work carried out until 31/12/2026. We do the calculations and apply for the grants.
