Holiday let renovation in Mallorca: what we do

Holiday let renovation in Mallorca is best done between October and March, while the property is empty and you lose no bookings. In Palma, a partial renovation under a comunicación previa (prior notice to the council) can start after 15 days: book the visit before 15 November and the handover, signed in the contract, comes before Easter. A full renovation that needs a licence takes at least one more winter: in Palma, licences were taking 9 to 12 months in early 2026.

We renovate houses, fincas and apartments that you let to holidaymakers, from a single bathroom to the whole property. If yours is a house or a finca, you will find more details under villa and finca renovation in Mallorca. Our site manager coordinates the whole team, and we choose hard-wearing materials that last season after season.

  • Hard-wearing bathrooms and kitchens, easy to clean between stays
  • Efficient, quiet air conditioning in every bedroom
  • Pool, terrace and outdoor areas, with new filtration equipment
  • New electrics and plumbing, so nothing breaks down in August
  • Heat pump and solar panels for lower electricity bills
  • Energy certificate before and after the work
  • Floors, joinery and finishes made for heavy use
  • Weekly photos and key holding if you're not on the island

Step by step

A works schedule that gets you ready for the season

We plan backwards from your first booking. This example is for a partial renovation, with handover before Easter 2027. If the work needs a licence, we apply for it this winter and build the next. A full renovation of a villa or finca is spread over two winters or a season without letting.

  1. September to November: visit

A visit in person or by video call, with a fixed quote and a schedule. To be ready for Easter, ask us for the visit before 15 November.

  2. October to December: permits

We file the comunicación previa (15 days in Palma). With a licence (3 months by law, 9 to 12 in practice), the work moves to the following winter.

  3. November to March: building work

Work goes ahead while the property is empty, with a single site manager. Every week you get photos and a summary of how it's going.

  4. Before Easter: handover

We go through every detail with you, final clean included, and hand over the energy certificate. Ready for your first guests.

  5. May to October: urgent work only

There is no general ban in summer, but tourist areas have set hours for noisy work. We fit urgent repairs in between two bookings.

What we guarantee

A renovation designed for your guests and your margin

Many negative reviews of rental villas mention the same things: air conditioning that doesn't cool, a dirty pool, blocked drains and worn furniture. That is where we focus.

  • Ready before the season

The handover date goes in the contract. We plan the work backwards from your first booking.

  • Cooling without soaring power bills

High-efficiency units sized for each room, and insulation where most heat gets in. Fewer guest complaints and lower consumption.

  • Energy that improves your margin

A heat pump for hot water and the pool, and solar panels in Mallorca with a battery, which produce most just when your occupancy is highest.

  • Materials for heavy use

Taps, floors and wall finishes that stand up to guest turnover and can be cleaned in minutes between stays.

  • Your renovation, even when you're not here

First meeting by video call with Dr. Lennart Jünemann, photos every week and key holding. In Spanish, German or English.

  • Fixed price and a 5-year guarantee

You know what it costs before work starts and you pay as the work progresses: nothing before you sign and 10% at most when work starts. A 5-year written guarantee.

Good to know

Rules affecting your holiday let in 2026

If you let to holidaymakers in Mallorca, these obligations affect the renovation. At the visit we tell you which ones apply to you.

Minimum energy rating

Ley 8/2012 requires an energy certificate before the property is marketed, rated at least F if the building dates from before 2008 or D if it is newer. In Mallorca, to register a single-family house, the island plan (PIAT) asks for more: class C and 50% of the hot water from renewables if it was built up to 2007, or class B and 70% if it is newer.

Oil boilers: out before 2030

Detached, terraced and semi-detached holiday lets must replace heating installations running on heating oil or fuel oil, including existing ones, with less polluting systems before 1 May 2030, unless this is shown to be technically impossible. Failing to do so is a very serious offence, with a fine of €100,000.

Holiday flats: no new registrations

Since April 2025, no new holiday let declarations can be filed in buildings under propiedad horizontal (divided into separately owned units), except terraced and semi-detached houses. Properties already registered are renewed for five-year periods as long as they still meet the requirements.

Equipment and installations in good order

Tourism regulations require equipment and installations to be in perfect working order and furniture in good condition. Renovating in time avoids penalties and bad reviews.

Questions and answers

Frequently asked questions about holiday let renovations

Can't find your question? Message us on WhatsApp and we will answer in Spanish, German or English.

How long does a holiday let renovation take, and will it be ready before the season?
For a partial renovation, yes: bathrooms, kitchen and finishes take a few weeks and usually go through a comunicación previa. A full renovation of a flat takes 2 to 5 months, and of a villa or finca 6 to 18, according to 2026 market guides. The licence comes first, and in Palma the standard procedure was taking 9 to 12 months in early 2026. So we plan a full renovation for the following winter or over two winters, with the handover date in the contract.
How much should I invest in renovating a property for holiday letting?
As a guide, a full renovation of a flat in Palma costs between €650 and €1,200/m², and a villa or finca with structural work, new installations and a pool between €1,800 and €2,800/m², according to market ranges published in 2026. You will find prices by size under flat renovations in Mallorca. For letting, what usually pays off most is what guests use: bathrooms, kitchen, air conditioning and pool.
Can you carry out the work if I don't live in Mallorca?
Yes. The first meeting can be by video call, we keep the keys during the work and every week we send you photos and a summary in Spanish, German or English. You have one point of contact, your site manager, and at handover we go through every detail with you, in person or by video.
Is a full renovation better, or just targeted changes?
It depends on the condition of the installations. If the electrics, plumbing or air conditioning are already giving trouble, it makes sense to renew them in one go, because a breakdown in August costs bookings and reviews. If they are fine, a renovation in stages, with bathrooms, kitchen and finishes, is usually enough, takes a few weeks and often goes through a comunicación previa.
What energy rating does a holiday let need in the Balearics?
By law, before you market it you need at least an F if the building dates from before 2008 and a D if it is newer (Ley 8/2012, art. 50.5). In Mallorca, a single-family house being registered must also meet the island tourism plan (PIAT, art. 41.2): class C and 50% of the hot water from renewables if it was built up to 2007, or class B and 70% if it is newer. We produce the energy certificate in Mallorca before and after the work.
How do I cut my electricity bill with air conditioning and a pool?
With three measures that add up. Well-sized, high-efficiency air conditioning units, with insulation where the heat gets in. A heat pump for hot water and, if you like, for the pool. And solar panels with a battery, which produce most in your busiest months. Before work starts, we work out how much you would save with your real consumption.
What IVA (Spanish VAT) applies to renovating a holiday let?
Usually 21%, because the reduced 10% rate is for private individuals who use the home themselves. Real Decreto-ley 29/2026 provides that, from 1 December 2026, lets of up to 30 nights will be taxed at 10% IVA, which could allow you to deduct the IVA on the work. It is still awaiting ratification by parliament, so we check it with your accountant before invoicing.
Do I need a licence to renovate my holiday let?
It depends on the work. In Palma, a partial renovation that doesn't touch the load-bearing structure and redistributes less than 60% of the usable floor area goes through comunicación previa and can start after 15 calendar days; in the old town or a listed building, heritage approval (Patrimonio) is needed first. A full renovation needs a licencia urbanística (building licence) with a project: the legal deadline is 3 months, but the standard procedure was taking 9 to 12 months in early 2026 (Ara Balears, 01/10/2026). Timescales differ in other municipalities. We prepare and submit it all.
