Energy in the same build

Full renovation with heat pump, solar panels and insulation

If you are opening walls and replacing installations anyway, it is the best moment to make your home use less energy. Before we start, our energy team works out what suits your property and how much you will save. So you decide with the numbers in hand, not on promises.

Questions and answers

Frequently asked questions about full renovations in Mallorca

Can't find your question? Message us on WhatsApp and we will answer in Spanish, German or English.

How much does a full refurbishment in Mallorca cost per square metre?
In 2026, a full renovation of a flat in Palma costs between €650 and €1,200/m², depending on condition and finishes. For villas and fincas with structural changes, new installations and a pool, between €1,800 and €2,800/m². We give you the exact price, fixed and itemised, after the visit.
How long does a full renovation of a flat or a house take?
A small flat needs 2 to 3 months of work and a medium-sized one 3 to 5 months. A villa or finca needs 6 to 18 months. The design and the licence come first: the legal deadline for a licencia urbanística (building licence) in Palma is 3 months, although the standard route took 9 to 12 months in early 2026. The completion date goes into your contract.
What does a full renovation with Greenox include?
Everything needed from start to finish: design, licence, demolition, masonry, electrics, plumbing, joinery, air conditioning, heat pump, solar panels, finishes, final clean, energy certificate and licencia de primera ocupación (first-occupation licence). Anything not included appears on a separate list in the quote, so you see it before you sign.
Do I need a building licence in Palma, or is a comunicación previa (prior notice) enough?
For a full renovation you need a licencia urbanística (building licence): the comunicación previa forms of the Ajuntament de Palma (city council) expressly exclude the full renovation of a home. The legal processing time is 3 months, with positive silence: no reply by then counts as approval. In practice, the standard route took 9 to 12 months in early 2026 (Ara Balears, 01/10/2026). If you only renovate part of the home, without touching the load-bearing structure and redistributing less than 60% of the usable floor area, a comunicación previa is enough and you can start after 15 calendar days, except in the old town or in listed buildings, which need heritage approval (Patrimonio) first. We prepare and submit the documentation.
What grants and tax deductions are there in 2026 for renovating my home in the Balearics?
An IRPF (Spanish income tax) deduction of 20% or 40% (maximum bases €5,000 and €7,500) for energy-efficiency work on your main residence, until 31/12/2026. The Factor de Insularidad, for people resident in the Balearics, with 70% for heat pumps (not air-to-air) and 45% for batteries, with applications until 28/02/2027 (solar panels are not subsidised for private individuals). And reduced IVA (Spanish VAT) of 10% if you meet the requirements. The Next Generation 3 and 4 grants are closed.
Is it worth installing a heat pump or solar panels during a full renovation?
Yes, it is the best moment: the walls are already open and the installations are being replaced anyway, so it costs less than doing it later. Since 2025, new heating installations in the Balearics cannot run on heating oil, and heat pumps qualify for a 70% grant. Before work starts, we work out how much you would save in your case.
Can building work be done in summer in Mallorca?
Yes. There is no general ban, but tourist areas have set hours for noisy work. In Palma, from 1 May to 30 October, 11am to 7pm in areas with heavy tourist traffic. In Calvià, from 1 May to 31 October, 10.30am to 1pm, Monday to Friday. In Andratx, jackhammers and demolition hammers cannot be used in July and August. We plan the noisy phases within those hours or outside the season.
Can I renovate my house in Mallorca if I don't live on the island?
Yes. If you can't come over, we hold the first meeting by video call. We keep the keys and send you photos and a report every week, in Spanish, German or English.
Can I stay in the property during a full renovation?
With a full renovation we don't recommend it: for weeks there will be water and power cuts, and on many days you won't have a kitchen. With a renovation in phases it is possible, and we plan it with you.
What IVA (Spanish VAT) rate applies to a home renovation?
10% if you are a private individual and the home is for your own use, it was completed at least two years ago and the materials we supply do not exceed 40% of the taxable base. Otherwise, 21%.
Do I have to pay anything up front?
You pay nothing before signing the contract. When work starts you pay 10% at most, and the rest by finished stages, which we check with you before invoicing them.
